Is Spring 2026 Still a Good Time to Sell on the Mornington Peninsula?

Spring has traditionally been one of the busiest periods in real estate, and this year we’re once again seeing that familiar lift in activity across the Mornington Peninsula.

More properties are coming to market, buyers are out inspecting and there’s a noticeable increase in enquiry as we move further into the season.

But while the spring market is certainly active, there’s an important distinction in 2026: buyers are being selective.

The properties attracting strong interest are generally those that present well, are priced appropriately and offer something buyers can clearly see value in.

What are we seeing on the ground?

Across our recent campaigns, we’re seeing good numbers through open homes and genuine competition when the right property comes to market.

Quality homes that are well positioned from the beginning are moving, while properties that enter the market with overly ambitious expectations can take longer to gain traction.

Today’s buyers have access to more information than ever. They’re watching recent sales, comparing properties online and arriving at inspections with a fairly good understanding of what represents value.

That doesn’t mean sellers need to price their property cheaply. It means getting the pricing strategy right from day one matters.

More listings also means more competition

Spring naturally brings an increase in properties for sale, which is good news for buyers – but it also means sellers need to think carefully about how their home will stand out.

Presentation, photography, marketing and pricing all play a role.

A beautifully presented home with strong photography and a clear marketing campaign is far more likely to capture attention when buyers are scrolling through multiple properties in the same area.

First impressions matter online, but they matter just as much when buyers walk through the front door.

Taking the time to prepare a home properly before launching can make a significant difference to the level of interest generated during those crucial first few weeks.

The Mornington Peninsula isn’t one market

One of the challenges with reading broader property headlines is that they rarely tell the full story of what’s happening locally.

The Mornington Peninsula is made up of very different markets – and even within individual suburbs, buyer demand can vary considerably depending on the property.

A family home in Safety Beach may attract a very different buyer to a waterfront residence in Martha Cove, a development opportunity in Dromana or a downsizer-friendly home in Mount Martha.

That’s why suburb medians and broader market trends are useful, but they’re only part of the picture.

Understanding who is likely to buy your particular property, what else they can currently choose from and how recent comparable homes have performed is far more useful when deciding how to take a property to market.

Should you wait until next year?

It’s a question we hear regularly, particularly from owners who aren’t under any pressure to sell.

The reality is there will never be a single “perfect” time that applies to every property.

What matters more is your individual situation, the level of buyer demand for your type of property and the amount of competing stock available when you’re ready to sell.

Right now, we’re seeing the usual spring uplift in activity across our local market. Buyers are looking, inspections are happening and well-priced, quality properties are attracting genuine interest.
