The Block’s Big Peninsula Finish: What Should Local Sellers Take From It?

There’s nothing like a Block auction finale to get everyone talking about property. And with this year’s homes in Mount Eliza, Sunday night’s results had particular interest for those of us on the Mornington Peninsula.

All five properties sold under the hammer, with Courtney and Sev taking out the win after their home achieved $4.72 million — $1.27 million above reserve. Their property attracted 17 registered bidders, according to Domain’s coverage. That is serious competition at any auction.

Our view? It was an encouraging showcase for the Peninsula, with some useful lessons for homeowners thinking about selling.

The key is understanding which lessons apply to your own property.

The results at a glance

TeamSale price
Courtney and Sev$4,720,000
Rick and Tayla$4,355,000
Lisa and Rosco$4,000,000
Adam and Jolene$3,905,000
Chantel and Wyatt$3,817,000

Auction results reported by Domain/Nine.

Five successful auctions made for a fantastic finish. However, those homes also benefited from national television exposure, extensive promotion and the appeal of owning a property with a story millions of people had followed.

For local sellers, we would treat the results as a reason to feel encouraged while continuing to base pricing decisions on comparable sales and genuine buyer feedback.

What is happening closer to home?

The latest published suburb figures show why local detail matters.

According to realestate.com.au, for the 12 months from October 2025 to September 2026:

House market measureSafety BeachDromana
Median sale price$1,112,000$965,000
Annual change in median price−3.3%+0.8%
Houses sold142146
Median days on market5350

These figures suggest an active market where sellers should allow time for a campaign to develop. They also show two neighbouring suburbs recording different price movements.

A suburb median is a useful reference point, although changes in the types of homes sold can influence it. Your property’s position, condition, accommodation and competition need their own assessment.

Our interpretation is that sellers can approach this market with confidence when their expectations are supported by evidence.

The most useful lesson was about liveability

One of the more interesting aspects of the finale was Courtney and Sev’s decision to favour a property with the floorplan they wanted over an alternative with water views. Their choice ultimately produced the highest sale price of the series.

That deserves attention in a coastal market.

Views can be a wonderful selling point. So can a home that simply works: comfortable living spaces, practical storage, useful outdoor areas and bedrooms positioned to suit everyday life.

We believe sellers should give those qualities more attention when preparing a campaign. Buyers need to understand how they could live in a property, entertain there, accommodate family and enjoy the surrounding area.

Beautiful photography draws people in. A clear picture of everyday life gives them something to connect with.

Presentation deserves a plan

Watching The Block can make a major renovation feel like the obvious route to a stronger result. Our advice is to assess spending carefully before picking up a hammer.

A clean, well-maintained home with considered styling can make a strong impression. Small repairs, fresh paint where needed, tidy gardens and furniture placement that shows the space clearly are sensible starting points.

The question should be: what will help buyers appreciate this home, and is the likely benefit worth the cost?

That conversation is best had early, before money is committed.

A positive moment for the Peninsula

We think this year’s finale gave the Peninsula a valuable moment in the spotlight. It also demonstrated how powerful competition can become when several buyers connect with the same property.

For sellers in Safety Beach, Dromana and surrounding suburbs, the practical takeaway is straightforward: understand your buyers, prepare thoughtfully and launch with a price strategy grounded in the local market.
